Here are some common mistakes that can occur when architects are not involved in construction projects in Uganda, along with examples.

1. Poor Site Planning and Utilization

When architects are not consulted, many construction projects suffer from poor site planning. This includes failure to assess the land’s topography, soil stability, and environmental factors, which can lead to structural damage and expensive repairs.

For instance, a residential project in Kampala proceeded without an architect. The builders constructed the house without considering the slope of the land. As a result, the house suffered water drainage issues, leading to severe flooding in the basement. The costs of rectifying the drainage system were higher than if an architect had been consulted initially to plan for proper drainage and site utilization.

2. Non-Compliance with Building Regulations

Uganda has specific building codes and regulations that govern construction to ensure safety and sustainability. Without architects to guide the process, developers may overlook critical regulations regarding structural integrity, fire safety, and accessibility. This can lead to fines, delays, or even the demolition of the structure.

For example, a business complex under construction in Mukono faced significant delays when the authorities discovered that the building did not comply with fire safety regulations. Due to poor planning and lack of coordination, material costs surged, and workers had to be paid extra to compensate for the delays. The client ended up spending almost double the original budget.

6. Inconsistent Design Aesthetic

Architects bring together form, function, and aesthetics. Without them, the building may look disjointed or out of place with its surroundings. This can affect the property’s resale value or the overall appeal for tenants or buyers.

For example, a newly built hotel in Mbarara experienced low bookings because the design was unattractive and didn’t reflect the desired modern aesthetic of the area. The design was rushed, and the result was an outdated building that did not resonate with customers. Had an architect been involved, the building could have been designed with a more appealing layout and modern finishes, attracting a wider clientele.

7. Lack of Sustainability

Sustainability in construction is increasingly becoming a priority in Uganda, yet many builders still neglect the importance of energy-efficient design, water conservation, and sustainable materials. Architects are essential in incorporating these sustainable features into building designs.

A case in point is a residential building in Bweyogerere that had a high water consumption rate due to lack of water-saving features such as rainwater harvesting systems, low-flow plumbing, and energy-efficient appliances. The building’s owner ended up incurring high utility costs. An architect could have designed the house with these sustainability measures in mind, saving the owner substantial amounts in the long run.

While it might seem like a cost-saving measure, avoiding architects in construction projects can lead to significant problems, as demonstrated in the examples above. Architects bring valuable expertise in design, planning, regulation compliance, sustainability, and ensuring a project is executed within budget and on time.
